Developer pitches Marriott for Lynbrook

Lee Browning Sr. has been trying to develop a hotel in Lynbrook for nearly a decade. After a few unsuccessful tries, his latest proposal would bring a Courtyard by Marriott hotel to the heart of Lynbrook’s downtown.

In a presentation at Village Hall on July 15, Len Garden, of LMG Realty Associates, Inc., who represents Browning Hotel Ventures, told the public that his client has a memorandum of understanding with the village to build a 156-room hotel at the current site of a municipal parking lot at the corner of Broadway and Langdon Place.

Garden said the hotel would stand 68-feet tall to the roof line, and would feature a business center, a fitness center, meeting rooms and banquet facilities for up to 275 people. It would also have a bistro to serve a buffet-style breakfast, but would not offer dinner.

The private investment for the hotel would be approximately $25 million, Garden noted. The six-story structure would have two floors of parking on the second and third levels, totaling 306 spaces. Currently, there are 100 spaces in the lot. The proposed structure would have 96 spaces designated for hotel guests and the rest would be for public use. Garden said the project would yield an additional 110 spaces for residents. The lobby would be on the first floor and the three floors of rooms would be on floors four through six.

“This new, attractive, state-of-the-art building would give an upscale impression,” Garden said, “refurbish an existing municipal parking facility, give access to the downtown shopping, be visible from the Long Island Rail Road. It will provide additional foot traffic to the downtown and hopefully help revitalize local businesses.”

One of the primary concerns that residents and board members had was the inconvenience to commuters who use the lot on a daily basis during construction of the hotel. Garden said it would take between 18 and 20 months to complete once ground is broken and added that no roads would be closed during that time.
