Robinson said that the project would include the monitoring of nearby lots for occupancy. “The intent is to better utilize the remote lots around the village,” he said, “to keep a good deal of turnover to support the renovation …” He added that lots would be equipped with interactive signage that would let drivers know if spaces were available, and would be monitored with cameras.
The redevelopment would need to done in conjunction with another project a few hundred yards away, at Broadway and Langdon Place — a Courtyard by Marriott hotel. The proposed hotel would be built on another village parking lot, but would actually create an additional 110 parking spaces, according to the developer, Lee Browning Sr.
“They know that they won’t be opening until the new parking is available,” said Jack Libert, village special counsel, of the theater redevelopment team.
“We’re trying to make this as easy as possible for our residents,” added Deputy Mayor Alan Beach.
Blumenfeld said that both projects could be undertaken simultaneously. He estimated that once ground is broken, the theater would take about a year to complete. Also, he added, it would be built around the restaurant between the current theater and the parking lot.
Trustee Hilary Becker said that while there would be traffic problems during construction, the two proposals are big news for the village. “We here in Lynbrook should be flattered that we have these two outstanding organizations, major companies, looking at Lynbrook as a place to develop and do business in,” Becker said. “It’s a feather in our cap.”
The current theater has six screens and about 1,700 seats. While the proposed multiplex would add roughly 1,400 seats and nine screens, including a Regal Premium Experience theater, similar to IMAX, Mayor Bill Hendrick said that “nothing is carved in stone.”
