Good question! Your taxes will be increased when the tax assessor's office learns of the changes you have made to your home. Although adding a bath and bedroom by dividing interior space will not cause the same size increase, since you are not increasing the size of your home, the number of bathrooms and bedrooms will mean a higher tax.

More bedrooms, more tax. More bathrooms, more tax.

Many people have contacted me about the notice we all received to check our tax record and notify the assessor of any changes or corrections to their records. It is the responsibility of each homeowner to be honest and make sure the assessor's office has up-to-date records. Now you just have to wonder if your honesty will be rewarded.

I used to wonder why people who do work to their home or business, helping the local economy, are discouraged from doing so by our tax system. Now, with a looming deficit for irresponsible government, we try to improve our personal space and have to pay a heavy price. But to do work without permits will mean double fees for permits later on and the same tax increase. Also, you can't be sure the work meets code requirements if it is not checked by an architect or a building official. Work done incorrectly may need to be redone after it has been finished.

The Assessor's Office telephone number to ask questions is (516) 571-1500. You will need a recent tax bill handy so you can punch in your section, block, and lot, or just hold for assistance. I have found them to be fairly helpful and efficient if you have some basic information. This includes the approximate size of the rooms you are adding or changing and the intended room's use.

Asking questions does not mean that they now have reason to investigate your property. They do not put you on a list of suspects to be interrogated. Your question is common and they get several calls a minute. It is better to ask first than to find out the facts after you have assumed and gotten started. Good luck!
