If the rezoning is approved, residents will be a step closer to seeing the problematic hotel replaced with a 150-unit apartment complex.
This latest news comes on the heels of Murray’s announcement at a press conference on Nov. 13 that the town had reached an agreement on residential density with the real estate firm Trammell Crow Residential, which plans to replace the Courtesy with an apartment complex.
The town and Trammel Crow have debated the density issue ever since the developer initially proposed building rental units on the 2.7-acre Courtesy site in 2006. The Metropolitan Transportation Authority, Murray said, helped broker the deal between the town and Trammell Crow by agreeing to transfer its ownership of a .97-acre parcel of land next to the Courtesy to the town. Trammell Crow also scaled back its proposal from 176 to 150 units to meet the town’s density limit.
The proposed four-story apartment complex would be called the Alexan at West Hempstead Station, and would have a host of amenities and two levels of underground parking. The one-, two- and three-bedroom apartments, representatives said, would rent for $1,900 to $2,700 per month.
The town needs to create a new zoning classification for the development. At the meeting on Nov. 25, Murray said, she would call on the town board to make a decision on the rezoning.
