The theater left the location in January 2006. Originally, Les Ostrick of American Commercial was brought in to find a tenant for the building, but the space has been vacant since Loews left.
Boker says the space is zoned for both retail and entertainment purposes and that he believes that end of the village will be transformed once a tenant is found for the space. Boker declined to say what rent could cost the next tenant of 340 Sunrise Highway, but said it was at the market rate for that area.
Marc Cohn, owner of Eldan Properties in Rockville Centre, said if the space was rented on a triple net basis, a typical retail deal which includes the cost of taxes in the rental price, while holding the tenant responsible for tax increases and operating costs, the rent could be in the mid-$30s per square-foot. Ultimately, he said, it depends on the type of deal made between the tenant and the owner.
Throughout the past year-and-a-half, there have been several rumors about what might come to that location. Two prominent rumors were that the Malverne Cinemas, which shows mostly independent and foreign films, or a cultural center might come to the village.
"There were a lot of interested parties, but at this point we're starting fresh," Boker said. "We'd just like to bring in a good tenant."
