For Oksana Malayeva, real estate is about more than contracts and closings. The Signature Premier Properties agent, based in Rockville Centre, describes her role as part strategist, part guide and part problem solver — a mindset she says has defined her 12 years in the business.
“Selling with love and buying with confidence” is the slogan that anchors her work with buyers and sellers across Nassau County’s South Shore.
“I’m not just a real estate agent, I’m a project manager, a problem solver” Malayeva said. “I wear many hats. Everything is about a solution, not a problem.”
Malayeva said that her practical, solution-driven approach developed after she entered real estate as a stay-at-home mother looking for work that offered flexibility and purpose. “I wanted to enjoy what I do and have freedom,” she said. “I always believe that if you love what you do, it’s never going to feel like work.”
Today, she works full time in real estate and says the role often extends well beyond what clients initially expect. “I’m a full-time real estate professional, fully dedicated to my clients and their goals,” she said. “But the truth is, my role goes far beyond what most people see.”
Malayeva said every transaction requires constant attention, careful planning and adaptability because no two sales unfold the same way. “There’s no such thing as an easy deal,” she said. “Every transaction presents a unique challenge, but how can we solve it?”
That mindset has become important in a market where sellers often have strong emotional ties to their homes and buyers face significant financial decisions in a competitive environment. “Because real estate isn’t just a transaction — it’s an emotional journey,” Malayeva said. “Whether you’re buying or selling, you’re making a major life decision.”
Compassion plays a central role in her work, particularly when helping longtime homeowners prepare to leave a property filled with memories. One recent sale involved a seller leaving a home after more than four decades. “I have a seller who’s lived in their home for 41 years,” she said. “She raised her children in it. It’s a lot of memories.”
Rather than viewing a sale as simply a transfer of property, Malayeva sees herself helping create continuity between one chapter and the next. “My job is to be a matchmaker for this home — for someone to walk in and love this home the same way that the seller did,” she said.
That personal investment often means serving clients in roles beyond traditional brokerage work. “I’m also a strategist, and at times, a therapist and a friend,” she said.
Malayeva, who lives in Oceanside, said being rooted in a South Shore community adds meaning to the work she does every day. “I’m proud to call Oceanside home — a truly special community where I’m raising my children and building both my life and my business,” she said.
She believes one of the most important early conversations with buyers and sellers centers on creating a tailored strategy. “Everybody has a different plan for every purchase and sale,” she said. “It’s not all the same strategy.”
For Malayeva, that means understanding timing, property goals and personal priorities before making recommendations. “At the core of it all, my passion is helping people navigate these important moments with clarity and trust,” she said. “Because it’s never just about real estate, it’s about the life you’re building.”
