A small section of Lynbrook may soon be seeing some big changes. Four local businesses on Hempstead Avenue may be replaced by a Walgreens drug store and parking lot — which may mean a modification of streets and traffic patterns in the area.
Infill Development LLC, based in Tarrytown, is seeking to build the Walgreens where Five Corners Fitness — formerly Gold’s Gym — is now, at the corner of Hempstead and Lakeview avenues.
According to Infill attorney Anthony Guardino, Infill has agreed to purchase the gym and three adjacent properties south of Central Avenue — the site of a nail salon and a collectibles store, which are both out of business, and a florist — which would be turned into a 44-space parking lot.
Guardino presented the plan to the Lynbrook village board on June 3, and requested that a section of Central Avenue, between Hempstead and Grace avenues, be closed and sold to Infill, for use as an entrance and exit to the lot off Hempstead Avenue. The remaining section of Central Avenue, where there are three homes, would become a dead-end street, and, of course, a two-way street.
Central Avenue is currently a one-way street, with traffic flowing west toward Hempstead Avenue. The Walgreens could be built without closing part of Central Avenue, Guardino said, but, he added, “We believe that it creates a safer development if the road is discontinued.”
The board did not vote on the proposal, and trustees will wait until they have more information, including a formal traffic study, to do so, Village Administrator John Giordano said. If the road is discontinued, Infill would pay the village $295,000 for the land and pay taxes on it annually. In addition, the village would no longer be obligated to maintain the 4,000 square feet of property that section of Central Avenue now occupies by plowing snow or repairing potholes.
What would it look like?
Five Corners Fitness, which was built as a supermarket, would be demolished, and the Walgreens would have a colonial façade and feature a drive-through that would exit onto Lakeview Avenue. There would also be a second exit, but the only entrance would be on Hempstead Avenue.
