North Shore Country Club property to be sold

Sea Cliff Mayor Elena Villafane announced that the North Shore Country Club property is under contract to be sold to Toll Brothers, a residential developer and homebuilding company. The announcement was made at the village Board of Trustees meeting Monday night.

According to Villafane, roughly 73 acres of the property are located in Sea Cliff, specifically within a residential zone. She explained that because the property is greater than 10 acres, conservation zoning is required. Conservation zoning involves designating specific areas for the protection and preservation of natural resources, biodiversity and ecosystems. In this case, conservation zoning would allow small, clustered lots while maintaining larger areas as permanent open space. 

Toll Brothers, Villafane said, is seeking a property-specific planned unit development, allowing 27 homes on the Sea Cliff side. Current zoning allows a “theoretical maximum” of roughly 36 lots with deductions for roads, wetlands, steep slopes and other constraints. 

No change of zone or development has been approved at this point. The village is reviewing Toll Brothers’ submission, and Villafane said resident will be kept updated throughout the process.
